Universal Design Principles for DADUs
Universal design means creating spaces that work for people of all ages and abilities. These features benefit everyone — not just seniors.
Entry and Access
- Zero-step entry: At least one entrance with no step — a ramp or flush threshold. Essential for wheelchair access and helpful for anyone carrying groceries.
- Wide doorways: 36-inch minimum throughout (standard is 32 inches). Small upgrade, big impact.
- Lever door handles: Easier to operate than knobs for anyone with reduced hand strength.
- Covered entry: Protection from rain while unlocking the door — Pacific Northwest essential.
- Well-lit paths: Motion-activated lighting from parking to entry.
Single-Level Living
- Everything on one floor: Bedroom, bathroom, kitchen, and living space all accessible without stairs.
- This is the most important aging-in-place feature — stairs become the primary barrier as mobility changes.

Bathroom
- Curbless shower: Walk-in or roll-in access. No step to trip over. The gold standard for accessible bathrooms.
- Grab bars: Installed at shower, toilet, and tub (if included). Install blocking in walls during construction even if you don’t install bars immediately — adding them later is easy if blocking exists.
- Hand-held shower head: Adjustable height, usable seated or standing.
- Built-in shower bench: Fold-down or permanent bench for seated showering.
- Comfort-height toilet: 17–19 inches (vs. standard 15 inches). Easier to sit down and stand up.
- Non-slip flooring: Textured tile or slip-resistant flooring in wet areas.
Kitchen
- Varied counter heights: Some sections at standard height (36″), some lower (30–32″) for seated work.
- Pull-out shelves: In lower cabinets — no bending or reaching into deep cabinets.
- D-shaped cabinet pulls: Easier to grip than knobs.
- Side-opening oven or wall oven: Avoids bending and reaching over a hot door.
- Good lighting: Under-cabinet lighting and bright overhead lighting for safety.
Throughout the DADU
- Wide hallways: 42 inches minimum (36 absolute minimum). Allows wheelchair or walker passage.
- Rocker light switches: At 42–48 inches height. Easier to operate than toggle switches.
- Outlets at 18 inches: Higher than standard — reduces bending.
- Smooth flooring transitions: No thresholds or level changes between rooms.
- Non-slip flooring: LVP, textured tile, or low-pile carpet throughout.
Technology for Aging in Place
- Smart home integration: Voice-controlled lights, thermostat, and door locks reduce physical demands.
- Video doorbell: See and communicate with visitors without opening the door.
- Emergency alert system: Pre-wired for medical alert devices.
- Robust Wi-Fi: Supports telehealth appointments, video calls with family, and smart home devices.
Cost of Accessibility Features
Most accessibility features add minimal cost when included in new construction:
- Wide doorways: $0–$500 additional (specify during framing)
- Curbless shower: $500–$2,000 additional vs. standard shower
- Grab bar blocking: $100–$300 (just wood blocking in walls during framing)
- Lever handles: $0–$200 (same price as knobs in many product lines)
- Zero-step entry: $500–$3,000 depending on site grading
- Total accessibility package: $2,000–$8,000 additional — a tiny fraction of the total DADU cost
